Anyone trying to sell a home in a falling market is probably a bit frustrated and worried. The media is constantly presenting information to the public about how bad the real estate market is. There is no doubt that we are in very trying times, however, here in the Mt. Washington Valley and western Maine, we are fortunately not experiencing the amount of foreclosures and drop in values as many other areas across the United States area.
If you are looking to sell your property and want to obtain offers, there are some guidelines you should follow that will help improve your chances on selling your property in a shorter period of time.
1. Check to be sure that you are able to sell property! It is very important to look at your current financial situation and what if you have a mortgage on your home, what the outstanding balance of your loan is. Contact your real estate agent for a complete market analysis in order for them to determine what the market value is of your property prior to putting it on the market.
2. Be a Buyer for a Day! As a prospective seller, we often look on line, in the newspapers, etc. to see what our competition is! We look at photographs and establish value in our minds. We often look at what we paid for the property and look at what we "need" to get, rather than what others are willing to pay. A great way to work out how to sell your property is to be the buyer. Not only is it a good idea to look at all these mediums, but it is also important to drive by these homes to see how they may compare to yours.
3. Make sure your property stands out from the crowd - Anyone buying at the moment will want a deal, but they will also want to buy a home to live in. Make sure your property is targeted at the right buyer.
4. Price your Property Right - In a normal market, most homes that are priced correctly, will receive an offer within eight weeks after an average of ten viewings. In the current market, the only properties that will sell are the ones that are competitively priced versus everything else on the market.
